Nosy Neighbors (“the Site”) publishes neighborhood property information aggregated from public records. By accessing or using the Site, you agree to these Terms of Use and the disclaimers below. If you do not agree, do not use the Site.
1. Sources of information
The Site aggregates and republishes information compiled from numerous publicly available sources, including but not limited to county Geographic Information System (GIS) and assessor records, recorded deeds and sale histories, FEMA flood data, U.S. Census Bureau data, public election results, and open mapping data (OpenStreetMap and others). The Site does not create the underlying records and does not guarantee that any source is current, complete, or error-free.
2. Informational purposes only — no warranty
All information is provided “AS IS” and “AS AVAILABLE,” without warranty of any kind, whether express or implied, including but not limited to warranties of accuracy, completeness, timeliness, merchantability, or fitness for a particular purpose. Public records lag behind real-world events and may contain errors. Property values shown are county assessments, not market appraisals, and occupancy, property-type, ownership, and similar labels are automated estimates, not verified facts.
3. Not professional advice
Nothing on the Site constitutes legal, financial, tax, appraisal, lending, insurance, investment, or real-estate advice, and nothing on the Site should be relied upon as such. You must independently verify any information with the county and other official sources before relying on it for any decision, transaction, or filing.
4. No government affiliation
Nosy Neighbors is an independent project. It is not affiliated with, endorsed by, sponsored by, or acting on behalf of any county, municipality, government agency, school district, or homeowners’/property-owners’ association referenced on the Site. All third-party names, trademarks, and source data remain the property of their respective owners and are used here only to identify publicly recorded information.
5. Public records & acceptable use
Owner names and mailing addresses displayed on the Site are matters of public record obtained from official sources. You agree that you will not use the Site, or any information obtained from it:
- to make any decision governed by the federal Fair Credit Reporting Act (FCRA), including decisions about employment, credit, insurance, housing, or tenant screening — the Site is not a consumer reporting agency and its data is not a consumer report;
- to harass, stalk, threaten, intimidate, defame, or otherwise harm any person;
- for any unlawful purpose or in violation of any applicable local, state, or federal law; or
- to scrape, harvest, resell, or systematically extract the Site’s data without written permission.
You alone are responsible for your use of the information and for your compliance with all applicable laws.
6. Intellectual property
The Site’s name, logo, design, original text, software, and the selection and arrangement of its content are the property of Nosy Neighbors and are protected by applicable intellectual-property laws. The underlying factual public records are not owned by Nosy Neighbors.
7. Limitation of liability
To the fullest extent permitted by law, Nosy Neighbors and its operator shall not be liable for any direct, indirect, incidental, consequential, special, or exemplary damages arising out of or relating to your use of, or inability to use, the Site or its data, even if advised of the possibility of such damages.
8. Indemnification
You agree to indemnify and hold harmless Nosy Neighbors and its operator from any claims, damages, or expenses (including reasonable attorneys’ fees) arising out of your use of the Site or your violation of these Terms.
9. Changes & governing law
We may update these Terms at any time; continued use of the Site after changes constitutes acceptance. These Terms are governed by the laws of the State of Arkansas, without regard to its conflict-of-laws rules.
